Dream Home
Wabi-sabi on the inside, a sports club out back. Every room is placed for how it gets used: the gym opens onto the courts, the loud rooms sit underground, the garage leads straight into the mudroom and the kitchen.

Wabi-sabi, the rules
- Honest materials. Lime plaster walls, white oak floors, raw linen, stone sinks, charred cedar (shou sugi ban) outside.
- Muted, earthy palette. Clay, sand, ash and charcoal. Colour comes from wood grain and daylight, not paint.
- Imperfect on purpose. Hand-thrown ceramics, uneven tiles, visible joinery. Things get better as they wear.
- Less, but softer. Few pieces, low and deep. Cloud sofas, floor cushions, paper lanterns, warm 2700K light.
- Nature in the frame. Big windows onto the courts and garden, an indoor maple, river stones at the entry.
Built for function
- One court, two sports. Tennis and basketball share one hard court with both sets of lines. The hoops fold back for tennis.
- Nothing sits empty. The cinema is outdoors on the lawn by the terrace, so it doubles as party space.
- Short trips. Garage → mudroom → kitchen. The gym opens straight onto the courts.
- Noise goes down. Studio and man cave sit underground on floating floors, away from the bedrooms.
- Charging built in. Level 2 charger for the car, a charging bay for the scooter.
- Off-grid ready. Solar roof, home battery and a well run the whole house, not just the bunker.
